Conservation Easements and Acreage Tracts

We have valued conservation easements throughout the South and Midwest, meeting all IRS requirements and Yellow Book procedures. Our acreage tract assignments range from subdivision analysis to timberland, cropland, rangeland, and citrus grove valuation.

Generally , conservation easements are valued using the before and after methodology.  For those assignments involving non-cash charitable contributions, RMI Midwest is versed in the consideration of contiguous family-owned property and potentially enhanced properties owned by donors or donor families.

Sandy Rex has maintained a national reputation in the area of conservation easement valuation. In 2007, he co-developed and co-authored the curriculum material for the Appraisal Institute’s four and half day Valuation of Conservation Easements Professional Development Program.

In addition, RMI Midwest values large acreage tracts, timberland, wetlands, cropland, rangeland, and development properties using the most appropriate and market-supported methodology for the given property type.
